Northwood Urban Logistics has agreed a 20-year lease on Unit 9 Novus Park, a new 25,000 sq ft warehouse in Knutsford, Cheshire, to Elis UK Limited, who will use the property as a commercial laundry. Northwood Urban Logistics were advised by JLL on the deal.

Three of the four units owned by Northwood have now been let, which leaves Unit 2 as the last one remaining. This new 23,070 sq ft detached self-contained property benefits from 10m eaves, secure yard and car parking, fully fitted offices, EV charge points and employs the latest environmentally friendly technologies to reduce the costs of occupation.

The new-build warehouse sits within the recent extension to Parkgate Industrial Estate and is less than 1.5 miles from the M6 and the recently opened A556 link road, which has significantly improved the location’s accessibility.

Elis will join Sytner and SpectrumX at Novus who have also taken space at the highly successful industrial park. Other major occupiers on Parkgate Industrial Estate include Royal Mail, Oliver Valves and Howdens.

Iain Taylor, Director, Northwood Urban Logistics said: ‘’ The new-build warehouse is situated within the recent extension to Parkgate Industrial Estate that has provided much needed Grade A supply to Knutsford, which had not seen any prior new build industrial development for decades. We are pleased to welcome to Elis UK as the latest occupier to our scheme.”

Richard Johnson, Director, JLL said: “Grade A industrial units are in high demand in Knutsford, however there is a chronic lack of supply due to strong take-up, high occupancy levels and limited new build development of units under 50,000 sq ft over the last 30 years. Elis was attracted to Novus because of the close proximity to the M6, its high-specification self-contained space and in particular they could get the required service utilities, which is essential to them operating their commercial laundry business.”

“It is testament to the quality of the scheme its location that Elis has chosen Novus to help them expand within the North West, which will create employment and have a positive impact on the local economy.”

JLL and Williams Sillitoe are the retained landlord’s letting agents on Novus. Elis were represented by GL Hearn.
